Work on a new £20M development to build 171 new council homes in West Gorton has recently commenced. The four sites, to be constructed by Bramall Construction and GB Solutions will be completed by March 2012. The dwellings, designed by Bowker Sadler Partnership will be the first family council homes to be built in Manchester for over 20 years. The mix of houses, bungalows and apartments will be owned by Manchester City Council and managed by a registered social landlord. The developments are part of a wider masterplan to include 1,000 new homes, shops, community facilities and a family park in the area.

Seddon Homes have recently completed another housing development site, this time located in the former grounds of Tingley Hall, close to the historic market town of Morley, Leeds.  Due to the steeply sloping site topography a number of challenging details were required to facilitate completion of this prestigious development of fourteen imaginatively designed detached two and three storey houses.

The development in Chorlton Green comprised six number three storey, four bedroom town houses. All the homes at Travis Gate have been traditionally built using masonry construction and slate roofs. The development has been designed to achieve an eco homes “very good” rating. Several interesting design features have been incorporated into these houses making it a very satisfying project to be involved with.

These three and four bedroom contemporary living spaces were imaginatively designed over two or three floors to create light and spacious homes. Externally glass, zinc and cedar combined to define outstanding elevations whilst internally vaulted ceilings and balconies exude that special feel. Atkinson Peck were involved from the outset, including completion of site investigation  and remediation proposals and design and detailing of adopted roads and drainage.

The scheme proposed by Seddon Homes Ltd and detailed by Buttress Fuller Alsop Williams Architects included the conversion of the existing main house into two units, with the existing outbuildings comprising the Piggeries and Shippon Building being converted into four units. The single storey Shippon building, was converted into two storey dwellings of which the front and rear walls alone were retained, with the remainder of the building being rebuilt from ground level. The foundations to the building comprised a semi-rigid raft with nibs provided to support existing retained walls. The purlins provided to the new roof were of glue-laminated timber construction.

Working closely with local architects Donn Design, we are proud to have been involved in the refurbishment & extension of Dunoon, a property listed as of local interest with striking modernist architecture. The project involved a full refurbishment of the existing property, together with the construction of a new two-storey extension in sympathetic styling.  During the build, challenging internal structural works were encountered, which required architecturally considerate design solutions, to ensure that the client’s brief & architectural vision were realised.

Situated in the popular Ringley Park area of Whitefield, 'Ringley Park' is accessed via a private gated access road leading to four individually designed houses nestled into the side of open country. Each house was of traditional masonry construction with precast upper floors and either trussed rafter roofs or cranked steel framework supporting timber rafters/joists were additional accommodation was incorporated within the roof space. The houses all enjoy an enviable feeling of space and luxury - from stunning entrance halls to kitchens that are truly at the heart of the home, each house provides a flexible mix of eating/family/leisure areas; bedrooms with en-suite or shower room facilities, dining/drawing room, media/family room and a study.

Work on two sites in the Sutton Park area of Leeds located approximately 300m apart has recently been completed by Bullock Construction. The 43 unit Carden Avenue site, had a steeply sloping topography which together with greenfield discharge rates and existing public sewer requiring easement/diversion works, required lateral thinking to finalize the external works and below ground drainage design. The properties which were supported off pile foundations and precast concrete ground beams also had to be stepped to follow the contours of the site; indeed the units located off Carden Avenue to the top of the site had to be built up in level utilizing gabion retaining walls located below the rear patio areas.

The 11 unit Boldmere Road site, was also split over two levels. The 6 units located at the higher level were serviced by a curving shared access road. As the road was adopted by the local authority, a supporting R.C. retaining wall was designed as a highway structure.  Gabion retaining walls were again utilized to the rear of the lower 5 units to provide usable garden space. A number of the units were designed to Level 4 of the Code for Sustainable Homes using an innovative modern method of construction.

Continuing our longstanding working relationship with Seddon Homes, ‘Ryecroft’, a development of 13 five bedroom stone properties, situated in one of Halifax’s most prestigious and leafy areas, has recently been completed. These impressive stone homes are built on a slightly elevated position with adjacent panoramic views over open countryside. Our Civil and Structural involvement with these traditionally constructed houses included the roads, sewers, overall site setting out and co-ordination.

Following on from recent successful projects on Higher & Lower Hillgate, the ‘Citadel Phase 2’ development for Johnnie Johnson Housing Trust located on Middle Hillgate completes the collection. The three storey apartment with feature cantilever balconies was designed by Bowker Sadler Partnership Ltd and comprises twelve units over three storeys.

 

To facilitate ground level parking a complicated structural steel transfer structure was fully designed using structural analysis software to support the precast first floor and timber frame located above. Access to the upper levels was gained via feature timber decking again supported off structural steelwork. Work on the project is currently underway by CSC Construction with works anticipated  to be completed early in the new year.
